Investor Sidecar — Privacy Policy

Investor Sidecar is a Chrome extension that helps you analyze buy-and-hold, fix-and-flip, and BRRRR real-estate deals while browsing Redfin, Zillow, and Homes.com.

Summary

Investor Sidecar reads real-estate listing information and saves the properties, comparable properties, and calculator assumptions you choose to use. This information is processed and stored locally in your browser. Investor Sidecar has no accounts, analytics, advertising, or developer-operated server, and the developer cannot access your saved data.

Information the extension handles

Investor Sidecar handles the following information to provide its calculator and comparison features:

Listing-page information: the listing site and URL, property or listing ID, address, price, beds, baths, square footage, HOA amount, and property coordinates when available.
Additional property facts: information available on a supported property’s detail page, which may include listing status, property type, year built, lot size, parking, stories, days on market, listing date, MLS ID, brokerage, description, other displayed facts, and listing-reported or public property-tax information.
Comparable-property information: listing facts for rent or sale comparables you explicitly add to a saved property.
Information you enter or select: calculator assumptions and overrides, such as rent, financing, taxes, insurance, expenses, rehab and resale assumptions, unit layouts, and the analysis strategy you select. The extension also stores display preferences such as dark mode, card metrics, sorting, and map visibility.
Temporary workflow information: a short local undo history and, while you are finding comparable properties, information needed to associate the opened search tabs with the saved property.

Investor Sidecar does not request or handle account credentials, payment-card or bank-account details, personal communications, contacts, or your device’s current location.

When information is read

Before supported-page processing is enabled, Investor Sidecar displays a first-use notice describing its site access and local storage and asks you to choose Continue.

When you click Analyze or add a comparable property, Investor Sidecar reads relevant listing information already present on that Redfin, Zillow, or Homes.com page.

When you open the detail page for a property you have already saved, the extension may automatically refresh that property’s stored listing facts from the page. This keeps details such as price, listing status, property characteristics, and available property-tax information current. Investor Sidecar does not automatically save an untracked property.

The extension can run on pages within the three supported listing-site domains so it can add its controls, support comparable-property searches, and display saved-property markers. It does not read pages on other websites.

How information is used

The information is used only to:

save and display properties and comparable properties you select;
calculate, compare, sort, and export investment estimates;
refresh a saved property’s facts from its detail page;
show saved-property markers on supported listing-site maps;
open a comparable-property search you request; and
preserve your settings and support undo.

Investor Sidecar does not use this information for advertising, profiling, creditworthiness, or lending decisions. It does not sell your information or allow the developer or other people to review it.

Saved information is stored in chrome.storage.local on your computer. It is not stored in Chrome Sync and is not copied to your Google account or other devices by the extension. Investor Sidecar does not send saved properties, calculator inputs, or browsing activity to the developer, an analytics provider, or an extension-operated backend.

When you ask to find comparable properties, Investor Sidecar opens a search on the provider you select. The search URL can contain the property’s city or ZIP code and its bedroom and bathroom counts. Your browser then communicates directly with Redfin, Zillow, or Homes.com under that site’s own privacy policy, as it does when you visit the site normally.

When you choose Export, the extension creates an Excel file on your computer. That file is outside the extension’s storage and remains until you delete it.

Retention and deletion

Saved properties and settings remain in local browser storage until you change or delete them or remove the extension.

Deleting a property removes it from your active list but may leave a temporary copy in the local undo history so the deletion can be reversed. The undo history contains at most twenty entries and older entries are overwritten as you continue using the extension. A comparable-property search session expires after six hours and is also removed when its last associated tab closes. Removing Investor Sidecar causes Chrome to delete the extension’s local storage, including saved properties, settings, temporary sessions, and undo history.

Exported Excel files must be deleted separately using your operating system.

Permissions

Access to Redfin, Zillow, and Homes.com: adds Investor Sidecar controls, reads relevant listing information, refreshes saved-property details, supports comparable-property searches, and displays saved-property markers on supported pages.
Storage: saves properties, comparables, calculator assumptions, preferences, temporary comparable-search state, and undo history locally.
Side panel: displays the calculator beside the listing site.

Limited Use

Investor Sidecar’s use of information received from Chrome APIs and supported listing pages adheres to the Chrome Web Store User Data Policy, including its Limited Use requirements. Information is used only to provide or improve the user-facing features described in this policy.

Changes to this policy

If a future version changes how information is collected, used, stored, or shared, this policy, the Chrome Web Store disclosures, and any required in-product notice will be updated before that version is released.
